Please read our policies:

All homes are allergy free - please do not smoke or bring pets.   Thank you.

Breakfast is an extra charge of $8/person/day.  Please ask if you want breakfast and have us confirm to you in your confirmation email that the breakfast is calendared.  Thank you.

Reservations are confirmed when a guest has provided a Visa or Mastercharge number with expiration and contact information. Please note our cancellation policy, above, and provide your Visa or Mastercard when you wish to confirm your reservations.

All rates are quoted by our present rates.   Bed tax is in addition and is charged by the State of AZ at appx. 12% in addition to the rates.   The bed tax applies to all lodging establishments in Arizona.

Cancellations -  $250 cancellation fee if 60 or more days cancellation is provided by email to Lsharp@alaska.net and confirmed back to you by Lsharp@alaska.net.   A confirmation number will be provided by us upon receipt.      Cancellations must be made 60 days in advance of start date.  
Cancellations made with less than 60 days will be charged the entire stay, or a maximum of $2,500, whichever is greater.

Government rates - please inquire by calling us.   We have government rates for stays of 14 consecutive nights or longer when paying with government credit card and confirmation of supervisor and assignment.  

Contractor rates - please inquire by calling us.   Contractor rates are available at a discount, with agreement between us and the contractor for a minimum of 60 days stay in any calendar year.

Please!  Drive l0 mph, please, on gravel portions of roads (about one-tenth of a mile).  Our neighbors greatly appreciate it.  Thank you!

Briggs home    $95/person/night/room; with seven consecutive night minimum stay.   Two bedrooms available at the Briggs home.   Briggs was completed in 2004, and is a modern, Santa Fe ranch style home on five acres.  Located less than 500 feet from BLM land with thousands of acres, hiking trails, views, and activities.   Located two minutes to Olsen's supermarket and 2-5 minutes from local restaurants, shops and services.

Palo Verde home    $150/night with seven consecutive night minimum stay.   This rate applies for one or two people.   Palo Verde was built in the first half of the 1900's and is updated and modern, with new furniture, air conditioning, wireless internet, and Cable Tv.   Fully fenced yard with carport.   Located two minutes from most shops, services and restaurants.

Other homes are available, which in the summer of 2010 are under long-term lease.  Please inquire later this year if you need a home long term, to see what is available.
